Terms & Conditions

1. Booking and Payment

  • All bookings must be made through our website and are subject to availability.

  • Full payment is required at the time of booking to secure your site.

  • Bookings are non-transferable and non-refundable except as otherwise stated.

  • Cancellation policy: Full refund if cancelled 1+ days before arrival.

Add-ons (e.g., firewood) are supplied “as is” and availability is subject to supply.

2. Access and Use of Campsite

  • Your booking grants you a temporary license to occupy the campsite only for the booked dates.

  • Maximum 6 persons and 2 vehicles per site.

  • Check-in is from 2pm check-out by 11am.

  • Guests must keep the site clean and tidy and leave it in good condition.

  • Access to walking tracks is at your own risk. The tracks are considered dangerous recreational activities under Tasmanian law, and we disclaim liability for injury arising from inherent hazards, slips, falls, wildlife, or other obvious risks.

Firewood use is permitted only in designated areas and subject to fire bans and local regulations.

3. Safety and Conduct.

  • Guests must comply with all posted signs, fire bans, and safety instructions.

  • Children must be supervised at all times.

  • No illegal activities, excessive noise, or disruptive behavior (people or pets) allowed.

  • Pets are allowed and must be under control at all times.

Smoking is prohibited in buildings and enclosed areas.

4. Liability

  • Semaphore Farm provides services with due care and skill as required by Australian Consumer Law but excludes liability for indirect or consequential loss.

  • We do not exclude liability for death or personal injury caused by our negligence.

  • You accept all risks associated with recreational activities on the property.

You indemnify Semaphore Farm for any damage caused by you or your party.

5. Privacy and Data

  • Personal information collected will be handled according to our privacy policy available on our website.

  • By booking, you agree to receive communications related to your booking and campsite updates.

6. Cancellation and Refund Policy

Cancellation Notice:
All cancellations must be made via email (cancellation link) or through our website contact form. 

Refunds:

    • Full refund if cancellation notice is received at least 1 day before the scheduled arrival date.
    • Early departures and unused nights are non-refundable.

Weather and Force Majeure:
We do not offer refunds for cancellations due to weather conditions. In the event of mandated site closure (e.g., due to fire bans or government orders), a full refund or credit towards a future booking will be provided.

Booking Changes:
Changes to booking dates may be permitted subject to availability and must be requested at least 7 days prior to the original arrival date. No guarantees on availability for changes requested within 7 days of arrival.

Deposit:
Full payment of the booking total is required to secure the booking at the time of reservation. 

7. Firewood Sales and Use Waiver

Risk Warning – Firewood Supply and Use:
Firewood is supplied for personal use only in designated fire pits and is sold “as is” without guarantees of dryness, quality, or quantity beyond ACL consumer standards. Risks include burns, fire spread, smoke inhalation, allergic reactions, and exacerbation of respiratory conditions. Use is subject to total fire bans, weather conditions, and local regulations – check with the camp manager or Tasmania Fire Service alerts before lighting. Semaphore Farm takes no responsibility for improper use, sparks igniting dry grass, or injuries from handling/embers. You must fully extinguish fires before leaving the site and report any uncontrolled spread immediately.

Assumption of Risk and Release:
I acknowledge these risks are obvious and inherent to firewood use in a rural camping setting. I voluntarily assume all risks of loss, damage, or injury (including death) from firewood, except where caused by our gross negligence. I release Semaphore Farm, its owners, and staff from all claims and indemnify them against any third-party claims arising from my use.

8. On-Site Walking Tracks Access Waiver

Risk Warning – Walking Tracks:
Access to walking tracks on Semaphore Farm property is a dangerous recreational activity under s20 of the Civil Liability Act 2002 (Tasmania). Obvious risks include slips/trips on uneven terrain, falls from heights/edges, encounters with wildlife (snakes, insects), weather changes (rain, wind, heat), isolation with delayed rescue, and pre-existing path hazards (roots, rocks, mud). Tracks are unmarked beyond basic signage; no supervision or facilities provided. Stay on paths, carry water/first aid, inform others of your plans, and do not enter if unfit (e.g., heart conditions, poor fitness). Semaphore Farm does not patrol, maintain tracks daily, or guarantee safety.

Assumption of Risk and Release:
I confirm I have read and understand these warnings. I voluntarily accept all inherent and obvious risks, including death or serious injury, and enter at my own risk. Semaphore Farm excludes liability to the fullest extent permitted by law (except our negligence causing death/injury). I release Semaphore Farm, its owners, and staff from claims and indemnify them for damage/injury from my actions or third parties in my group.

General Confirmation

By booking or accessing these features, I am 18+ (or booking for my group), have assessed my fitness, and agree to these waivers. Governing law: Tasmania, Australia.

Governing Law

  • These terms are governed by the laws of Tasmania, Australia.

Any disputes will be subject to the jurisdiction of Tasmanian courts.
